How to attract corporate clients to your coworking space

At the Coworking Canada Unconference last year, Jason Wong from YVR Prep and Beta Collective shared that corporate clients are one of the best kept secrets for coworking space operators.

For hybrid or remote corporate clients, coworking spaces are a win/win: they get to downsize from their headquarters saving them tens of thousands of dollars each month, while you get high-ticket, predictable monthly recurring revenue.

So how do you attract more corporate clients to your coworking space? In this Coworking Quick Tip, we’re walking you through exactly how to do just that.

1. Define your offering for corporate clients

The first step in attracting more corporate clients to your coworking space is to make sure you have something that will actually serve them.

Corporate clients may have different needs compared to the average coworking space member. They may need more phone booths or a larger private office big enough for 4-6 people. They may want higher security, both physically and digitally.

Define what it is your coworking space has to offer corporate clients. If there are any gaps, this is your opportunity to fill them so you have something really compelling to share.

2. Make a list of all hybrid and remote companies in your area

Once you’re confident in what you have to offer, make a list of all hybrid and remote companies in your area, ideally those that were once in-person and have gone remote or hybrid post-pandemic. 

The reason for this is because these companies are more likely to have a high concentration of employees in and around your area compared to a remote company based out of a different city or state.

The list you create will then become your targeted account list who you will be targeting all of your marketing efforts to.

3. Create content (landing page, whitepaper, etc.) that outline how your coworking space can support corporate clients

Before you begin reaching out to your list of potential corporate clients, it’s a good idea to have the collateral you need to support what you’re selling. 

For example, with corporate clients, there is likely to be some education needed around coworking including what it is and how it benefits them. Having some content including a landing page, an eBook, and/or a whitepaper can help bridge the gap and make conversations with potential clients more fruitful and more impactful.

At a minimum, consider having a:

  • Dedicated landing page
  • Informative blog or case study
  • Long-form whitepaper or eBook

Pro tip: a landing page for your website targeted specifically at corporate clients can also help with local SEO for your coworking space, as well as serve as the ideal landing ground for any paid advertising you may run. 

4. Reach out to the organizations you identified

Now that you’ve created a great offering, found your list of accounts, and generated the right content to speak to these accounts, it’s time to reach out to these organizations directly. 

You can do this via phone, email, or even LinkedIn message. It’s always helpful if you have a mutual contact or a shared connection opportunity to help make the introduction. Otherwise, you can use this first introduction to draw attention to the materials you’ve created, your offering, and how your coworking space can serve them and their needs.

Be sure to personalize your outreach with key benefits specific to their organization.

5. Target remote workers from these organizations

If you’re not finding luck with reaching out to corporate clients directly, consider targeting the people who work at these organizations. By targeting remote workers, you can create evangelists for your product who are then more likely to recommend you and your services to their organizations.

It could be a bottoms-up way of achieving the ultimate outcome that you want.

BONUS: Analyze your efforts and optimize as you go

As with any campaign or marketing strategy, the best learnings will come from analyzing your efforts and making optimizations as you go along. If after a couple of months you’re not seeing any traction, consider new ways of reaching your audience.

Can you attend a networking event hosted by a target account? Can you visit their headquarters in person? Thinking creatively and strategically will help you adapt quickly and stay ahead.
