Tips for monetizing your coworking space

If you want to make an impact on your community and the lives around you, your coworking space needs to succeed. Profitability is a key part of this equation.

If you’re not generating a profit with your coworking space, then all of your hard work will be for nothing. So how do you monetize strategically and make the most of the space?

In this Coworking Quick Tip, we’ll explore practical ways to maximize profitability in your coworking space while enhancing the member experience.

1. Optimize your membership plans and pricing strategies

Tiered membership plans help your space appeal to a variety of users. Implement flexible pricing, such as day passes or part-time memberships, to ensure you’re able to capitalize on any and all interest from your ideal customer profile (ICP)

We often see clients miss out on potential customers if their membership plans are too rigid. However, the only way to figure out what works is to embrace experimentation. Experiment with different memberships, different pricing structures, and different price points to hit the sweet spot with your members.

That’s what Jason Jet from Grindhaus did – he experimented with his business model until he found the price point that generated the most interest (and revenue) from his members.

“A good friend of mine sat down with me and strategized. He showed me why the business model didn't work before, and I was like, okay, well, let me try this new way. And then we found Optix and it all went up from there.”

2. Partner with local businesses and sponsors

Partnerships are a great way to get more clients for your coworking space, but they can also be a revenue-driving opportunity. Create local partnerships with nearby restaurants, gyms, or wellness providers for member discounts and commissions.

You could also explore brand and business sponsorships for events. This ended up being a huge revenue driver for Steve Krueger, Founder at ECOMsquare. He was able to get sponsorship for his community’s events from big brands who were looking to tap into his community of ecommerce professionals.

3. Monetize event space after hours

In our recent webinar, What Coworking Operators Need to Know in 2025, speaker and industry thought leader Jerome Chang shared that events are back in a big way for coworking spaces. This creates a new revenue opportunity for coworking operators to consider.

You can rent out meeting rooms and event spaces for workshops, networking events, and corporate off-sites during or after regular business hours to help generate more revenue for your business.

4. Set up a virtual mail program

Virtual mail is big business for coworking space owners and operators in 2025, and there’s no sign of things slowing down.

Though it does take some organization and logistics to get off the ground (and run), virtual mail can be a major opportunity for coworking space owners and operators looking to generate more money without increasing the size of their space.

According to Jackie Latragna, CMO at Pacific Workplaces, virtual mail at one point made up 35% of their revenue each month. This number is not only possible, it’s commonplace for many operators.

5. Go beyond desks and chairs

The truth is, there is opportunity for monetization in every aspect of your coworking space – it just depends on what your ICP wants.

Other revenue opportunities in a coworking space include:

  • Selling speciality coffee or snacks
  • Offering add-on services, like business consulting
  • Offer paid printing services
  • Adding a gym or fitness classes on-site

We’ve seen clients rent out podcast rooms, offer specialty medical equipment, build on-site cafes, and so much more. Pay attention to what your members are saying to help offer something they’ll truly value.
