In our recent Masterclass series, the Optix team explored how to use Optix to manage and nurture leads. Today we’re going one step earlier in the lead funnel and exploring how to generate leads for your coworking space.
In this Coworking Quick Tip, we’ll give you five practical and actionable tips to help you start mastering lead-gen for your business.
1. Use social media and online communities to connect with your ideal members
The first step to generating leads is building awareness of your brand. One way that some space owners and operators do this is by posting on social media and in online communities.
Engage with potential leads on LinkedIn, Facebook Groups, and Instagram focusing on being value-additive rather than promotional. Post member spotlights, space updates, and engaging content that resonates with the type of people you want to attract to your community.
You may also choose to run social media ads targeting freelancers, startups, and remote workers in your area to drive more people to your website.
"Social doesn't really work for us. We've been experimenting with paid social, mostly LinkedIn, and that's paid off really well for us."Jackie Latragna, CMO at Pacific Workplaces
2. Leverage local SEO and Google My Business
Optimizing your website and your Google Business Profile for search engines can be massive in getting in front of leads. Use coworking SEO best practices, such as using location-based keywords in your website and blog content to improve search rankings.
In a recent keynote at Coworking Operators’ Summit, Jackie Latragna shared a few tips to help you optimize your Google Business Profile including:
- Use strategic keywords in description and list niche services
- Set up direct messaging and automate basic replies
- Add a Q&A section answering frequently asked questions
Of course, don’t forget to encourage happy members to leave reviews to build credibility! Here’s how to get more Google reviews for your coworking space.

3. Optimize your website for lead capture
Now that you’re driving more leads to your website, it’s time to make sure you’re capturing as many of them as you can. Make sure your website has clear call-to-actions (CTAs) like booking a tour or signing up for a free trial. Use lead capture forms with minimal required fields to increase conversions, like embeddable Web Widgets from Optix.
You can also leverage chatbots or live chat to engage visitors in real time, answering their questions and inviting them to book a free tour or request more information by submitting their email.

4. Offer valuable content and lead magnets
One way to quickly increase the conversion rate of your website and generate more leads is with lead magnets. A lead magnet is something value-additive that is given in exchange for an email address. It includes useful resources like coworking guides, eBooks, or checklists in exchange for email sign-ups.
In ecommerce, one of the most common ways of implementing a lead magnet is by offering a 10% discount if you sign up for their newsletter. As a coworking space, you could do something similar, like a free day pass in exchange for signing up for your newsletter.
Tip: Not generating enough interest on your lead magnets? Make them stand out by putting a pop-up or slide-in on your website to promote them. Adjust the trigger so that this pop-up or slide-in only appears if someone has been on your website for a certain amount of time or if they visit a high-intent page like a membership pricing page.
5. Implement email marketing and follow-ups
You’ve driven leads to your website and you’ve captured their information with a compelling resource or guide. Now it’s time to nurture them to get them to convert!
We wrote an entire article on how to manage and nurture leads, but we’ll tell you that the trick is to use automated email sequences that provide value and build trust. Send personalized follow-ups to website visitors, event attendees, and past inquiries.
The best part is, you can do this directly in Optix thanks to Automations, the first of its kind workflow builder built into your coworking software that enables you to automate your most time-consuming tasks. Want to learn more? Connect with a member of our team – we’d love to hear from you!
